Your Ex Won’t Sign the Listing or the Deed. What Now?
When both names are on the deed, both people have to sign to sell. Here is how Connecticut owners get unstuck, and how a written CT MAX offer can help break a stalemate.

Start with the address. A CT MAX buyer calls you back, and your written number follows the walk-through.
Why one signature is not enough
If you and your ex own the house together, a buyer needs both of you to sign the deed. A divorce decree may say what should happen to the house, but it does not sign anything by itself.
Paths forward
- If the divorce is open: your attorney can ask the family court to order the sale or set terms.
- If the divorce is final: a motion to enforce the decree may be possible if it addresses the house.
- If you were never married: a co-owner can usually ask Superior Court for a partition, which can end in a court-ordered sale.
- Negotiate: a buyout, or an agreed sale with the money split.
Where CT MAX fits
Arguments often start with “the house is worth more than that.” A written MAX Offer gives both sides one real number, a fixed closing date, and no repairs or showings to fight about. The closing attorney divides the proceeds as your agreement or the court directs.
Common questions
Can I sell my half without my ex?
Selling a fractional share is legally possible but rarely practical. Talk to your attorney.
Will CT MAX talk to my ex directly?
Only if you both want us to. Most of the time the attorneys handle it.
What if my ex lives in the house?
That changes timing. Tell us and we will plan around it.
