Attorney closing
A Connecticut closing attorney pays off anything owed and hands you the rest.

What we ask on the first call
The address, the number of bedrooms and baths, what’s worn out or broken, whether anyone lives there, and whether there’s a deadline such as a foreclosure law day or a tax sale. Ten minutes is usually enough.
What happens at the walk-through
One CT MAX buyer, about half an hour, no crew. We look at the roof, mechanicals, basement, and layout. Tenants get notice and we work around them. If you live elsewhere, a relative or your attorney can open the door.
How the MAX Offer is built
- After-repair value: what similar renovated houses nearby have sold for.
- Repair budget: the work the house needs, itemized.
- Holding and resale costs: taxes, insurance, and our own selling costs.
The offer shows all three so you can check our work.
Closing day
The closing attorney has searched title, ordered payoffs, and drafted the deed. You sign, and funds go out by wire or bank check. Whatever you left in the house becomes ours to deal with.
Useful to have on hand
- Your name exactly as it’s written on the deed
- Lender name and an approximate balance
- Recent tax bills or any court papers
- For an estate, the probate district and the fiduciary’s name
