How a Connecticut tax sale works
When property taxes go unpaid long enough, the town tax collector can hold a public auction. Notice is published and sent to the owner and lienholders before the sale. After the sale, the owner usually has a six-month redemption period to pay what is owed, plus interest and costs, and keep the property.
Why selling first often beats redeeming
- Back taxes accrue interest at 18% a year.
- Redemption requires cash in a short window.
- If the property is not redeemed, the equity can be lost.
Where CT MAX fits
If the tax sale has not happened yet, a CT MAX sale pays the back taxes at closing and sends the rest to you. If it already happened, talk to an attorney right away about the redemption period and whether a sale can still close in time.
Common questions
Can I stop a tax sale by selling?
Often yes, if the sale closes and the taxes are paid before the auction.
How long is the redemption period?
Generally six months after the tax sale. Confirm the exact date with an attorney.
Do you buy houses with years of back taxes?
