How Much Is My Connecticut House Worth?
There are three different numbers people mean by “worth”: the online estimate, the listed-sale price, and the as-is cash price. Here is how to find each one.
See Your MAX Offer
Start with the address. A CT MAX buyer calls you back, and your written number follows the walk-through.
1. Online estimates
Zillow and Redfin estimates are a quick starting point. They cannot see inside the house, so they are weakest for houses that need work or are very different from their neighbors.
2. Recent comparable sales
Look at sales in the last 6 months of similar houses, ideally within a mile. Your town assessor lists your assessment, which in Connecticut is 70% of the appraised value from the last revaluation. Divide by 0.70 for a rough appraisal figure, but revaluations happen only every few years.
3. The as-is cash price
This is the after-repair value minus repairs, holding and resale costs, and the buyer’s margin. It is lower than a listed sale, but there are no repairs, commission or waiting. See how cash offers are calculated, or read the latest Connecticut market numbers.
Comparing the numbers
Listing vs. a MAX Offer, side by side
| Listing with an agent | CT MAX cash sale | |
|---|---|---|
| Commission | Typically 5–6% of the price | None |
| Repairs and cleanout | Usually on you, plus whatever the buyer’s inspector finds | None, the house is bought as it stands |
| Showings | Open houses and private showings | One walk-through |
| Financing risk | Buyer’s mortgage and appraisal can fall through | Cash, no lender |
| Closing date | Set by the buyer’s lender | The date you pick |
| Price | Often higher for a house in good shape | Reflects the condition, in writing, and does not drop after you sign |
Common questions
Is a CT MAX offer the same as an appraisal?
No. It is a written price to buy your house as it is. It does not replace a licensed appraisal.
Is the offer free?
Yes, and you have no obligation to accept it.
General information only. Rules and costs vary by house and town. Talk with a licensed Connecticut professional about your specific situation.
